International law firm O’Melveny & Myers LLP chose BCCI Construction as general contractor for the renovation of its Silicon Valley office. The client aimed to revamp the traditional floor plan into a progressive environment with uniform private office sizes, flexible work space, and community areas for attorneys and staff to collaborate. Using a design-assist method for the mechanical, electrical and plumbing trades allowed for a more integrated planning process, marrying the design with the existing complex infrastructure systems. The refresh presented some unique challenges. During exploratory demolition, raised floors were removed with the intent of providing greater ceiling heights; however, once the floors were opened up, the exposed building systems were too costly to relocate above the ceiling. To create cost savings, BCCI’s team provided an alternative wood beam solution and door fronts that maintained the design intent for the new space. Glass partitions and light millwork were incorporated to brighten the interiors. Despite significant backlogs at the city building department and fire department for permits, the project completed on schedule and to the complete satisfaction of the client team.
