Assistant Project Manager

BCCI, an STO Building Group Company, is seeking an Assistant Project Manager in San Francisco The Assistant Project Manager will provide overall construction management support for single and/or multiple projects to ensure quality control, profitability and client satisfaction. Primary objective is to ensure client satisfaction by understanding the client’s vision/objectives for the project, the project delivery process, and financial metrics for the project. Superintendent
×BCCI, part of the STO Building Group, is seeking a Superintendent in Los Angeles, CA
The Superintendent will collaborate with project management to provide technical direction, logistical and scheduling support and constructability advice to project team. Provide construction management services to BCCI clients and building owners including scheduling and planning direction to subcontractors, client vendors, and project team. Partner with the Project Manager to accomplish BCCI goals for on time delivery, customer service, quality and financial metrics. Manage the onsite safety program. Provide preconstruction services for specific projects.
Train, mentor and coach assistant superintendents and project team members. Ensure clear communication and effective collaboration between departments. Contribute to company’s culture, mission and values through thought leadership and actions.
Representative Tasks and Responsibilities
- Scheduling and planning: Produce, monitor and adhere to a detailed construction schedule. Communicate schedule to subcontractors, vendors and the entire project team on a weekly basis through the use of written schedules, schedule “look-aheads” and weekly client updates. Consistently meet project deadlines and properly communicate any delays or potential delays to the project team in a timely manner.
- Job site management: Manage all aspects of the jobsite, including site logistics, scheduling, technical direction, constructability advice and client vendor management. Collect, review and disseminate project information, updates and clarifications to the appropriate members of the project team in a timely manner. Provide constuctability solutions and problem solving for project challenges. Provide job site leadership to all members of the project team.
- Safety: Manage the onsite safety program. Take an active role in identifying any hazardous materials and/or conditions, take action and communicate to project team accordingly. Provide safety documentation in a timely manner according to BCCI’s standards and procedures and as required by building management. Possess a thorough understanding of the Injury and Illness Prevention Plan, Safety Manual, and OSHA safety guidelines.
- Quality: Meet or exceeed BCCI’s goals for on time delivery, customer service and quality. Adhere to the Quality Control program’s policies and procedures. Maintain a thorough understanding of the project scope and client expectations throughout the entire project.
- Closeout: Finalize all project closeout documentation in a timely manner to include signed off permit cards, O&M manuals, punch list and all other relevant documentation.
- Meet with project team to review observations and status of the project to determine any course of action that might be needed to achieve goals and offer assistance in meeting those goals.
- Provide site logistics and planning for any potential projects. Participate in project interviews as a representative of the Field Operations department.
- Provide training, coaching and mentoring to assistant superintendents, carpenters, laborers and project team members. Maintain current knowledge of the collective bargaining agreements to which the company is signatory.
- Participate in project construction meetings, subcontractor/foreman meetings, lessons learned meetings, kickoff meetings and subcontractor review meetings as required.

Estimator
×BCCI, part of the STO Building Group, is seeking an Estimator in Silicon Valley.
Candidate’s primary objective is to ensure client satisfaction for all assigned projects by understanding and communicating the client’s vision/objectives for the project, producing on time project delivery, and meeting client’s established budget. Provide overall construction/business management direction for multiple projects to ensure quality control, profitability and client satisfaction. Manage the overall direction and needs including owner contractual, subcontractor contractual, and documentation compliance, advising on constructability issues, setting quality standards, managing team collaboration, and meeting or exceeding the project’s forecasted profit goals. Contribute to company’s culture, mission and values through thought leadership and actions.
Representative Tasks and Responsibilities
- Assist team in preparation of detailed estimates (conceptual, schematic, design development, construction) and/or oversee and/or prepare accurate preliminary construction budgets to include subcontractor scope letters, subcontractor bids analysis and final proposal presentation to client. This would be completed as a BCCI team effort in collaboration with other staff within BCCI.
- Ensure all estimates and budgets, including general conditions, are accurate, complete and reflect the actual requirements of the project. This includes assuring that there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated.
- Coordinate the assembly of the Preconstruction materials for presentation purposes to the Owner for each phase of the project development.
- Provide clients with package of pricing, scope letters, and lead times; communicate quotes and budget status of the project with subcontractors, Owners, and BCCI.
- Initiate and maintain positive working relationships with clients, architectural, structural, civil, and MEP engineers, consultants, subcontractors, vendors and other project team members. Building strong working relationships within the various departments within BCCI.
- Keep current on changes and trends in methods of construction and materials, construction costs, wage rates, fringes and working rules.
- Confirm actual site conditions of projects by conducting site surveys and make recommendations to the Owner and design members on best approach during preconstruction. This may involve several engineering or testing agencies such as geotech, soils, structural, or hazardous material abatement.
- Organize and lead the BCCI transition meeting between the project operations team and the preconstruction team and coordinate the follow-up meetings to ensure scope of work is clearly understood.
- Generate Owner contract for review and approval by a BCCI Project Executive.
- Represent BCCI at all times in a professional manner that is consistent with the company’s values, including maintaining current project-specific knowledge, being prepared for project meetings, proactively communicating with the project team, and meeting deadlines and commitments.

Superintendent
×BCCI, part of the STO Building Group, is seeking a Superintendent in San Francisco Bay.
The Superintendent will collaborate with project management to provide technical direction, logistical and scheduling support and constructability advice to project team. Provide construction management services to BCCI clients and building owners including scheduling and planning direction to subcontractors, client vendors, and project team. Partner with the Project Manager to accomplish BCCI goals for on time delivery, customer service, quality and financial metrics. Manage the onsite safety program. Provide preconstruction services for specific projects.
Train, mentor and coach assistant superintendents and project team members. Ensure clear communication and effective collaboration between departments. Contribute to company’s culture, mission and values through thought leadership and actions.
Representative Tasks and Responsibilities
- Scheduling and planning: Produce, monitor and adhere to a detailed construction schedule. Communicate schedule to subcontractors, vendors and the entire project team on a weekly basis through the use of written schedules, schedule “look-aheads” and weekly client updates. Consistently meet project deadlines and properly communicate any delays or potential delays to the project team in a timely manner.
- Job site management: Manage all aspects of the jobsite, including site logistics, scheduling, technical direction, constructability advice and client vendor management. Collect, review and disseminate project information, updates and clarifications to the appropriate members of the project team in a timely manner. Provide constuctability solutions and problem solving for project challenges. Provide job site leadership to all members of the project team.
- Safety: Manage the onsite safety program. Take an active role in identifying any hazardous materials and/or conditions, take action and communicate to project team accordingly. Provide safety documentation in a timely manner according to BCCI’s standards and procedures and as required by building management. Possess a thorough understanding of the Injury and Illness Prevention Plan, Safety Manual, and OSHA safety guidelines.
- Quality: Meet or exceeed BCCI’s goals for on time delivery, customer service and quality. Adhere to the Quality Control program’s policies and procedures. Maintain a thorough understanding of the project scope and client expectations throughout the entire project.
- Closeout: Finalize all project closeout documentation in a timely manner to include signed off permit cards, O&M manuals, punch list and all other relevant documentation.
- Meet with project team to review observations and status of the project to determine any course of action that might be needed to achieve goals and offer assistance in meeting those goals.
- Provide site logistics and planning for any potential projects. Participate in project interviews as a representative of the Field Operations department.
- Provide training, coaching and mentoring to assistant superintendents, carpenters, laborers and project team members. Maintain current knowledge of the collective bargaining agreements to which the company is signatory.
- Participate in project construction meetings, subcontractor/foreman meetings, lessons learned meetings, kickoff meetings and subcontractor review meetings as required.

Qualifications

Assistant Superintendent
×BCCI, part of the STO Building Group, is seeking an Assistant Superintendent in Los Angeles, CA.
The Assistant Superintendent is responsible for the timely and cost-effective field coordination, quality control and day-to-day supervision of subcontracted workforces for construction projects. Prepares the project schedule, maintains reports accurately describing project status, and review status with the Project Manager and client representatives on a regular basis. May be one of several Superintendents on larger projects.
Responsibilities:
Coordinate subcontractor work with other trades so they work in a safe and productive way that meets schedule requirements
Become familiar with project plans, specifications and contract requirements
Review shop drawings for field dimensions and contract document compliance
Inspect the work performed by subcontractors to ensure that it meets the requirements of the plans and specifications
Understand all portions of the Quality Assurance / Quality Control (QAQC) Program and monitor the quality of subcontractor work
Coordinate dates for specific material and equipment deliveries and assist in updating the material expediting log
Help prepare and enforce the plan for material lay down areas
Supervise and coordinate punch list activities
Assist in maintaining the schedule and prepare mini-schedules for specific tasks
Monitor and enforce LF Driscoll Safety Program
Authorize and keep track of extra work performed by a subcontractor
Organize, schedule and coordinate 3rd party inspections and field reports that are produced
Assist in resolving document discrepancies for the subcontractors with the design professionals
Track field manpower for the subcontractors and assist in preparing field daily reports, job diaries and narratives
Update the field set of documents
Assist in managing the work of carpenters and laborers
Work with the Superintendent conducting and documenting the weekly foremen’s meetings
Other duties as assigned
Qualifications:
High School diploma as a minimum, Associates Degree in related field preferred, and 1 – 3 years of field experience in commercial projects.
Experience should include some supervisory responsibility as a General Foreman or Field Engineer.
Well developed communications, interpersonal, organizational and team work skills are required.
