BCCI Construction completed a major seismic renovation of the three-story, one hundred-year-old brick-and-timber building located at 100 Potrero Avenue along with upgrades to two adjacent properties. The improvements included replacing existing older brace frames with three new steel moment frames for a full seismic retrofit to meet modern-day seismic standards. Upgrades also comprised ADA accessibility upgrades, a new underground PG&E service and transformer vault, a new design-build fire alarm system, modifications to the existing fire sprinkler system, a modernization of the existing mechanical rooftop system, new restrooms, a new roof, new storefront entries, a new cast-in-place concrete entryway, new sidewalks, and tree planting.
Limited upgrades to the adjacent 130 and 140 Potrero buildings involved asbestos and lead paint abatement, floor preparation and grinding, MEP systems surveys, design-build ventilation improvements, plumbing systems refurbishment, doors, frames and hardware refurbishment, interior painting, restroom refurbishments, a new roof, new exit signage and egress lighting, and other code compliance upgrades.
