BCCI Construction worked with the development team to provide conceptual architectural design and preconstruction services for this existing eight-story, structure originally constructed in 1910. The historically significant property located in the Broadway Theater District in downtown Los Angeles, also known as the J.E. Carr Building, was being considered for redevelopment by its owners. Our design support included new building cores and internal circulation, ADA upgrades, a seismic retrofit, and full code analysis to revitalize the building with the addition of two stories, new automated parking on three floors, a ground floor retail space, and six floors of residential units above. In addition to surveying the existing conditions, we provided full preconstruction services including budget development, scheduling, site logistics, and constructability analysis to inform the project team about how best to work within the building envelope.
