BCCI recently completed a phased two-floor office renovation for Specialized Bicycle Components’ sales division in Morgan Hill which included exterior building upgrades as well as new improvements to the interiors. To meet the client’s occupancy goals, BCCI’s team utilized a design-build MEP approach which expedited the mechanical, electrical, and plumbing design as well as procurement. Working closely with the entire project team, value engineering solutions were offered to support the client’s budget goals and assist with planning through multiple design revisions.
To modernize the building, the envelope was repainted to incorporate Specialized’s branded color scheme, a new roof system and roof screen was installed, and a new roof top deck was built. Site work comprised addressing ADA compliance concerns, installing new landscaping, and adding new vehicle charging stations. On the inside of the building, improvements included the build-out of a new auditorium, a new showroom space, a new staircase feature that doubles as a seating area, new structural steel floor framing, new restrooms, and a new passenger elevator. The auditorium is framed with large timber beams while the large, open showroom features the company’s latest products and also functions as a trade show and event space.
BCCI worked with the client, consultants, and subcontractors to document sustainable features in support of LEED-NC Gold certification. Green building elements include recycled, rapidly renewable, and low emitting materials, improved day lighting throughout the office, and reduced indoor and outdoor water use through efficient plumbing fixtures and xeriscaping respectively. The result of impeccable project planning and team communication, two out of the three phases of construction were delivered with a zero-punch list.
