Our team completed an integrated design-build delivery of a speculative suite to meet the Lincoln Property Company’s fast-track schedule. Our approach allowed for overlapping project phases, including scope definition, budgeting, development of the construction documents, permitting, and construction. The project comprised an open office area, conference rooms, a breakroom, a reception area, as well as some specialty finishes and light fixtures to make the space more marketable to prospective tenants.
Construction took place entirely during the COVID-19 pandemic with enhanced safety protocols. The efficiency of the delivery model and the high quality of the finished project earned high praise from the owner, and the project achieved a zero punch list.
Other projects completed in the building using the same delivery model include a ground-level retail store and a 3rd-floor showroom.
“Our first project with BCCI was to complete a spec suite as well as a retail space in a newly developed building in San Francisco. Our task was to deliver two tenant improvement projects which would be the first tenant deliverables in the building.
