BCCI was selected as the general contractor for the repositioning of a three-story office building, including a two-level below-grade parking garage, to enhance the asset’s appeal and marketability for leasing.

The interior renovations featured a redesigned main entry lobby, a new tenant lounge and meeting area, turnkey speculative office suites, and upgraded finishes and fixtures in the core restrooms. The building systems were upgraded throughout, including mechanical, electrical, and plumbing infrastructure, as well as new rooftop mechanical equipment. The existing elevator was also fully modernized.

Exterior improvements included a complete refresh of the façade and storefront system, new exterior paint, and upgraded lighting to elevate the building’s curb appeal and street presence. In the parking garage, all spaces were re-striped, walls and ceilings were painted, lighting was improved, and electric vehicle charging stations were installed.

The project was delivered to a high standard and achieved LEED Silver certification, demonstrating a strong commitment to sustainability and high-performance design.
