BCCI constructed new tenant improvements for the relocation of Conviva’s headquarters from San Mateo to Foster City. Built from warm shell condition, the interiors renovation included a full-floor office program with training labs, conference rooms, phone rooms, an all-hands meeting area and kitchen, and ADA upgrades in the existing restrooms. A design-build approach was utilized for the mechanical, electrical, and plumbing scopes. Working with a modest budget, BCCI’s team was able to provide cost savings by self performing demolition and by reusing existing mechanical equipment. To mitigate potential delays with long lead items, alternate materials that met the design intent, budgetary goals, and milestones were proposed. When additional scope was added after construction was underway, BCCI’s team still managed to complete the project within the original ten-week schedule with double shifts and overtime work for some trades. Punctuated with company branding throughout, the new open workspace with exposed ceilings and glass partitions provides employees with an abundance of natural light and unobstructed views of the outdoors and Central Lake.
